      Details of GEM approach to your energy &  conservation goals

    • There are limits on the time available to settle on the specifics of our solutions approach with the client. Under normal circumstances a brief first meeting to determine a match for our services & products will be followed by a second meeting involving all stake holders in the conservation project. It is important to have a consensus going forward of the time frames and constraints under which the client is operating. The budget will need to be openly discussed to arrive at the appropriate return on investment solutions. Unlike the normal ‘energy audit’, GEM will assist the client in the implementation of the specified changes, additions or technologies. Part of GEM’s service is to remain with the client for a period of 12 months to ensure that this is in fact the case, during this time the savings accrued will be calculated periodically.
    • The approach to managing energy in the building or estate will need to be investigated and a thorough walk through and around the building will be undertaken with staff to ensure that a proper understanding is arrived at. Environmental aspects of geography and micro-climate, building design orientation, thermal sinks, excessive usage, casual gains, thermal and electrical loading patterns, air control, building energy management systems, metering, monitoring and trending, insulation standards, plant efficiency, management strategies and day-to-day practices will be examined
    • Key areas are identified for immediate conservation which will include low-cost & no-cost action areas
    • All aspects of utilities bills (Electrical, Gas, LPG, Oil) are examined in detail including commodity charges, tariffs, Wattless charges, M.I.C. This is a complicated and intricate process which does not normally fall under the skill set of a standard accounting or bookkeeping department. Savings are immediate once the appropriate documentation has been submitted to the utility provider. This administrative process is fully assisted by GEM.
    • The potential for on-site generation to allow your involvement in the Winter Peak Demand Reduction Scheme (WPDRS) and PowerSave programmes as well as Power Factor Correction (PFC) and Voltage optimisation is investigated.
    • Energy Benchmark figures are compared against building type total floor area (TFA) and calculated building energy use. Co2 emissions are calculated to give the total building Carbon Footprint. Co2 emissions reductions are calculated on all significant recommended changes and cost items.
    • A complete review of current management practices is undertaken to establish strengths and weaknesses in this area
    • The adoption of new methods and technologies will be promoted by GEM especially given our wealth of experience in this area. Some new products in the marketplace are exceptional, some however are not so good. Knowing the difference is crucial and this is where we come in.
    • We examine the potential for use of renewal energy sources, e.g. solar and bio-energy for hot water and heating.
    • We will examine the economic feasibility and suitability of CHP and Micro-CHP on-site generation.
    • We focus specifically on the power-house of the building e.g. the boiler room to ensure best practice in terms of time schedules, temperatures, boiler sequencing, weather compensation, abatement of standing losses, combustion and system efficiencies and hot water storage. We accurately measure all large un-insulated pipe work and we use specially designed computer generated software to calculate boiler room heat loss. We provide solutions to limit these losses.
    • We utilize specially designed software to log circulating boiler water temperatures over time and matrix this information against boiler activity cycles. This approach gives us significant technical advantage in relation to boiler system efficiency improvements and optimisation and allows us to guarantee 10% savings on Nat Gas, LPG, Class C,D and G oils.
    • We will recommend certain aspects of third party expertise where intervention is deemed to be beyond our scope. This mostly relates to BEMS settings and maintenance which has been neglected by the client over time.
    • We provide savings guarantees to the client in areas such as gas and electrical consumption once the recommended technology solution has been adopted.
    • We apply our solutions approach to new and old build. We have made very significant savings in new build (<12 months) for some of our clients.
    • The approach described above is a general description and is not meant to be prescriptive. It is during the initial stage meetings that the overall brief will be discussed and agreed upon. GEM service and product charges will be discussed openly with the client and invoicing for services only takes place as savings are implemented.

    • Detailed surveys are charged at a daily rate
    • There is no maintenance contract requirements or large consultancy fees
    • GEM products (M2G, & Insulation Jackets) are charged based on individual client specifications
    • Invoicing is based on an item by item basis
    • Commissions are once off per item
    • GEM normally only recommends initiatives with a 12 month pay back or less (not including renewables e.g. solar etc)
